Buyer activity across Melbourne’s growth corridors is strengthening, even as broader economic uncertainty weighs on market sentiment. The conflict in the Middle East has introduced fresh pressures on interest rate expectations and cost of living, and buyers are responding by focusing on value, certainty and long-term community quality. In that environment, well-located masterplanned communities with established amenity and visible delivery progress are proving resilient.
At Resimax Group’s Eynesbury community, this is evident in real time, with more than 200 families moving into the estate within the last six months alone.
Resimax Group Founder and Managing Director Ozzie Kheir said this milestone reflects renewed confidence amongst buyers,
“This kind of momentum is a strong sign that confidence is returning to the market, particularly in growth corridors where buyers see value. It shows people are looking beyond short-term uncertainty and backing communities with long-term potential,” Ozzie said.
This shift in buyer behaviour is already playing out on the ground at Eynesbury, with strong sales and settlement activity reinforcing the depth of demand. Between August 2025 and January 2026, 120 blocks were sold, equating to more than 42,000 square metres of land transacted within six months.
This demand is converting through to settlement, with more than 200 families moving into the community over the same period. This level of activity highlights both buyer intent and follow-through, with purchasers continuing to commit as new stages are delivered.
It also marks a clear transition for Eynesbury, from a new estate into an established and connected community.
“Strong settlement and move-in activity are what turn a project into a real community. Once residents have moved in, everything starts to accelerate – amenity, connection, and the overall liveability of the area.
“It also shows us the depth of the buyer market and reinforces the continued demand for detached housing in Melbourne’s west, where buyers are prioritising space and ownership despite rising construction costs,” Ozzie said.
Housing affordability continues to influence buyer demand, particularly for first-home buyers and young families seeking entry into the market through new housing supply. Alongside pricing, buyers are also considering long-term value, including access to amenities, infrastructure and assurance of how a community will evolve over time.
Masterplanned communities are increasingly meeting that expectation, offering a complete lifestyle that integrates green space, education, and local amenity from the outset. At Eynesbury, this is further enhanced by its unique position as a golf course estate and being adjacent to one of the largest Grey Box Forests in Melbourne metro, creating a landscape-led environment that sets it apart within Melbourne’s west.
Sales momentum at Eynesbury is being matched by continued delivery across the estate. Over the past six months, multiple stages have been completed, titled and settled, alongside the delivery of townhouse releases and the commencement of further construction phases. In total, this represents 233 homes delivered, with a further 480 scheduled to commence construction in 2026.
“Buyers respond to visible progress. When roads are built, homes are going up and infrastructure is underway, it removes uncertainty. That’s what gives people the confidence to move,” Ozzie said.
Investment in community infrastructure has also continued alongside housing delivery, including the completion of waterways and reserves in Stages 22 and 17, an additional 1.5km of walking trails and green recreational space, and works commencing on a new 4,000sqm park in Stage 18C.
Eynesbury’s current momentum is being supported by the established amenity and lifestyle offering across the township. Open space, schools, local services and recreational amenities continue to underpin its appeal, giving buyers access to a well-rounded living environment as the township continues to grow.
“The level of growth we’re seeing reinforces the strength of the Eynesbury vision and shows us the sustained demand for well-executed masterplanned communities.
“Importantly, this demand has been achieved ahead of key future amenities. As these amenities are delivered, they are expected to further enhance liveability and significantly increase demand within the community,” Ozzie said.
The next phase of that growth is now taking shape through Eynesbury Village, which will act as a major catalyst for future demand by introducing additional retail, dining and essential services into the heart of the township. With construction set to commence in mid-2026, confirmed tenants to date include a full-line Coles supermarket, Liquorland, Aspire Early Education and Kindergarten, Direct Chemist Outlet, Snap Fitness 24/7 and Eynesbury Fresh Grocer.
Eynesbury Village forms a key part of the wider masterplan, which includes a proposed luxury hotel and conference centre, world-class day spa, further open spaces and walking trails, and mountain bike tracks designed by World Trail. Together, these future elements will build on the foundations already in place, strengthening Eynesbury’s position as one of Melbourne’s most distinctive and liveable masterplanned communities.
Confidence extending across future Resimax Group communities
The strength of demand at Eynesbury also reinforces confidence in the performance of future Resimax Group communities as they are brought to market. That momentum provides a strong foundation for projects such as Tàrà and Talisen in Beveridge, and the recently acquired Sansara in Strathtulloh. Resimax Group will be applying the same long-term approach to staged delivery, infrastructure coordination and amenity-led community creation.
Together, these communities will supply more than 3,060 residential land lots for sale in Melbourne’s northern and western growth corridors, building on the Group’s broader strategy of creating well-planned neighbourhoods that respond to the needs of home buyers.
“With Melbourne’s ongoing population growth, housing undersupply, and increasing demand for quality, lifestyle-driven environments, well-planned communities like Eynesbury will play a critical role in meeting future Victorian housing needs,” Ozzie said.
